What apartment types or floorplans do you offer?
At Sunset Terrace we offer the following floorplans: Studio, 1 and 2 Bedroom Apartments.

What type of leases are available?
Currently, a lease can be from 6 - 12 months. Each lease is based on current availability, and changes come as lease terms are chosen.
Does Sunset Terrace allow pets?
We are pet friendly! We allow a maximum of two pets per apartment. Maximum pet weight is 50 lbs. A refundable $1,000 pet deposit per household, and $100/month pet rent per pet are required. No exotic animals allowed. Dogs of a class with known vicious or aggressive propensity shall not be permitted as pets. Examples of these breeds (but not exclusive): Pit Bulls {Bull Terriers or American Staffordshire Terriers), Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Akitas, and Huskies, full blood or mixed at any percentage are PROHIBITED from residing at this community.

What are the income requirements?
Combined gross monthly income must exceed 2.5 times the monthly rent. Proof of income is required at the time of applying; (two) pay stubs; most recent tax return; proof of assets equal to 1 (one) year's rent; 6 months of bank statements; employment contract; etc.; proof of government income such as social security; disability; welfare; etc.; proof of receipt of child/spousal support; retirement income; investment income; trust fund income.
How much is the security deposit and how do I reserve an apartment?
The security deposit is equal to one month of rent. You can reserve your apartment by placing a $500 holding deposit. The holding deposit is applied towards the overall security deposit, and the remainder is to be paid on move-in day. Your application, proof of income, and ID are required to be submitted before you can put a holding deposit on your apartment. The holding deposit is refundable up to 24 hours after it has been placed.
Are the utilities included with the rent?
All utility costs are at the resident's expense. Utilities ARE NOT INCLUDED. Water, sewer, and trash are combined and paid monthly on top of rent. Electricity is to be set up with Maui Electric by move in and billed to the resident accordingly.
How many people can live in each floor plan?
Our community occupancy allows the following:
- Studio Apartments Up to 2 occupants.
- One-bedroom Apartments Up to 3 occupants.
- Two-bedroom Apartments Up to 5 occupants.
Are there any other requirements I should know of when leasing at Sunset Terrace?
A big one is that renters insurance with a minimum of $100,000 in personal liability coverage is required. A copy of the policy declaration page must be presented by the time of move-in. If renter's insurance is not obtained, a mandatory Damage Loss Waiver will be added for an additional $16.50/month. This Damage Loss Waiver covers the building in and accident, but does not cover personal items.
How much does the application cost?
Each adult occupant (18+) is required to apply. Criminal background, credit history, and income will be screened during this process. Applications can be found online, click here to be taken straight to the application. The application fee is $42.40 per adult. Photo ID required.
Can I pay my rent online?
Yes! A one time activation fee of $10.00 for Prisma is required and paid with your move-in total. Prisma allows you to make payments, earn rewards, build credit, manage your digital bank account, submit maintenance requests, and stay updated with property messages and announcements!
